City of Clovis Plans for Expansion!

MAY 2008 --- As a resident of Clovis and long-time real estate specialist of the area, I have always been interested in the long term plans of the area. Recently, I had the pleasure of attending the Clovis Citizens' Academy in which the local leaders and planners updated attendees of the past and future paths of Clovis.

From a real estate perspective there were a few insights that stood out to me.

1) Clovis Demographics - (2000 Census)

  • Population: 68,468 (92,269 today) 48% Male / 52% Female
  • 31% - 17 years old or younger and 9.4% - 65 or older
  • High school graduates - 85%
  • Homeownership Rate - 60%

It is projected that by 2020 the population will increase to 140,000. This population according to the statistics above is younger and is growing. That combined with the relatively high home ownership rate would indicate that Clovis homes are a strong long term investment.

2) School System
Currently 46% of the property tax for Clovis is designated for the Clovis school system. That investment appears to be bringing high dividends considering the academic performance and reputation of Clovis schools.

3) City Planning
I continue to be impressed with the long term planning of Clovis. I have sold many homes in the Clovis school districts over the years and more recently in the Harlan Ranch area. The Harlan Ranch area was designated years ago as an inclusive community of schools, shops and treelined streets and walkways. City planners will be adopting that same principle for the new Loma Vista area in southeast Clovis surrounding the Reagan Educational Center in the near future. This broad level of planning, as opposed to developing areas by piecemeal continues to attract families to the area.
